Terms & Conditions
Holiday Rental Terms & Conditions
For Rent Barbados | Inspired Real Estate Ltd.
These Terms & Conditions apply to holiday rental reservations made directly with For Rent Barbados / Inspired Real Estate Ltd. and, where applicable, reservations made through third-party booking platforms.
By confirming a reservation, making payment, or occupying a property marketed or managed by us, the Lead Guest agrees to these Terms & Conditions on behalf of all persons included in the reservation.
1.Definitions & Our Role
For the purposes of these Terms:
- “Company” means Inspired Real Estate Ltd., trading as For Rent Barbados.
- “Owner” means the legal or beneficial owner of the accommodation.
- “Lead Guest” means the person who makes the reservation, makes payment, or is named as the primary guest.
- “Guest” means any person staying at or visiting the property in connection with the reservation.
Where we market or manage accommodation owned by a third party, For Rent Barbados acts as the Owner’s booking and/or property management representative.
The accommodation itself is provided by the Owner. Separate services such as transportation, chefs, wellness treatments, tours, concierge services and other experiences may be supplied by independent third-party providers under their own terms and conditions.
2.Direct Bookings, Deposits & Payment
For reservations made directly with For Rent Barbados:
A 50% non-refundable deposit is required within seven working days to secure the reservation.
The remaining 50% balance is due:
- 60 days prior to arrival for standard reservations.
- 90 days prior to arrival for Christmas and New Year reservations.
Where a reservation is made within 60 days of arrival, full payment is required at the time of booking.
A reservation is not confirmed until the required payment has been received and written confirmation has been issued.
Failure to pay any outstanding balance by the applicable due date may result in cancellation of the reservation.
Bank charges, foreign exchange costs and transfer fees associated with payment are the responsibility of the Guest unless otherwise agreed.
3.Airbnb, Booking.com, Vrbo & Other Third-Party Platforms
Where a reservation is made through Airbnb, Booking.com, Vrbo or another third-party booking platform, the reservation will also be governed by the applicable platform’s:
- payment terms;
- cancellation policy;
- refund procedures;
- booking requirements; and
- other mandatory terms.
Where a mandatory platform term conflicts with these Terms & Conditions, the applicable platform term will prevail to the extent of that conflict.
Property-specific house rules, occupancy requirements, security provisions and operational procedures may still apply where permitted by the relevant platform.
4.Direct Booking Cancellation Policy
For reservations made directly with For Rent Barbados:
Standard Reservations
Cancellations made more than 60 days before arrival will result in forfeiture of the 50% non-refundable deposit.
Any additional amount paid above the deposit will be refunded, less any applicable bank charges or foreign exchange losses.
Cancellations made within 60 days of arrival are non-refundable.
Christmas & New Year Reservations
Payments made toward Christmas and New Year reservations are non-refundable unless otherwise confirmed in writing.
No refund will normally be provided for:
- late arrival;
- early departure;
- unused nights; or
- a Guest’s decision not to travel.
5.Travel Insurance
Guests are strongly encouraged to obtain comprehensive travel insurance before travelling.
Appropriate cover should include, where relevant:
- trip cancellation;
- illness;
- medical emergencies;
- emergency evacuation or repatriation;
- flight delays or cancellations;
- severe weather;
- baggage loss;
- interruption of travel;
- personal liability; and
- other unforeseen circumstances.
For Rent Barbados and the Owner are not responsible for losses arising from circumstances that could reasonably have been covered by appropriate travel insurance.
6.Lead Guest Responsibility & Guest Information
The Lead Guest is responsible for the reservation and for ensuring that all members of the group understand and comply with these Terms and any property-specific house rules.
We may request information reasonably required to prepare for the stay, verify the identity of Guests, meet legal or security requirements, or facilitate access to the property or development.

- other information reasonably required for security, compliance, access or guest preparation.
Where identification is requested, the Lead Guest and/or relevant Guest must provide it before check-in or within the timeframe communicated.
Failure to provide requested identification or required guest information may result in delayed access or, where reasonably necessary, cancellation of the reservation.
Only registered Guests may stay overnight unless prior written approval has been given.
7.Booking Amendments
Any request to change a reservation must be approved in writing.
This includes changes to:
- arrival or departure dates;
- length of stay;

- other applicable charges.
Guests may not independently access or occupy bedrooms or areas that were not included in their confirmed reservation.
8.Transfer of a Booking

- accept these Terms & Conditions;
- provide any requested identification;
- satisfy applicable payment requirements; and
- comply with all property-specific booking conditions.
9.Security Holds, Damage, Loss & Replacement Costs
Properties may require a security hold or damage deposit.

Guests are also responsible for costs arising from:
- damage caused by negligence or misuse;

- breaches of property rules that result in additional expense.
Where the cost exceeds the amount of any security hold or deposit, the Guest remains responsible for the outstanding balance.
10.Occupancy
Occupancy must not exceed the maximum number stated in the reservation.
Unless otherwise indicated, the general occupancy guideline is no more than two persons per bedroom.
Children are included when calculating maximum occupancy unless specifically stated otherwise.
Additional overnight Guests require prior written approval and may be subject to additional charges.
Unauthorised occupancy may result in additional fees or termination of the reservation.
11.Visitors
Reasonable daytime visitors may be permitted, subject to individual property and development rules.
Large groups, gatherings or numbers exceeding the normal capacity of the property require prior approval.
Visitors are not automatically permitted to stay overnight.
Where a property is located within a gated community, resort, condominium or managed development, visitor access may also be subject to:
- security procedures;
- identification requirements;
- homeowners’ association rules;
- visitor registration; or
- development-specific access restrictions.
The Lead Guest remains responsible for the behaviour of all visitors.
12.Parties, Events & Guest Conduct
Parties, weddings, commercial events, organised gatherings and similar functions are prohibited unless specifically approved in writing.
Guests must behave respectfully toward:
- neighbours;
- residents;
- staff;
- contractors;
- security personnel; and
- other Guests within the development.
The following may result in termination of the stay:
- excessive noise;
- threatening or abusive behaviour;
- illegal activity;
- serious disturbance;
- wilful property damage;
- unsafe behaviour;
- unauthorised parties;
- unauthorised additional Guests; or
- repeated breach of house rules.
Where a stay is terminated as a result of serious Guest misconduct, no refund will normally be provided for unused nights.

Guests should advise us before bringing external service providers onto the property where access, security or development rules require approval.
This may include:
- private chefs;

- wellness providers;
- photographers;
- decorators;
- babysitters;
- entertainers;

Guests remain responsible for service providers independently hired by them.
For Rent Barbados and the Owner are not responsible for the actions, performance or conduct of third-party providers independently retained by the Guest.
14.Smoking & Pets
Smoking is prohibited inside all properties unless expressly stated otherwise.
Guests may be responsible for additional cleaning, deodorising or restoration costs arising from smoking inside the accommodation.
Pets are not permitted unless specifically approved for the individual property.
Additional cleaning or damage caused by unauthorised pets may be charged to the Guest.
15.Check-In & Check-Out
Unless otherwise advised:
- Check-in: 3:00 PM
- Check-out: 11:00 AM
Early check-in or late check-out is subject to availability and must be agreed in advance.
Additional charges may apply where extended occupation:
- interferes with housekeeping;
- affects an incoming reservation; or
- requires additional staffing.
Guests must vacate the property and return keys, remotes, access cards and other supplied items by the agreed checkout time.
16.Housekeeping
Housekeeping arrangements vary by property and length of stay.
The applicable housekeeping schedule will be communicated within the:
- listing;
- reservation confirmation;
- welcome information; or
- property guide.
Where mid-stay housekeeping is included, Guests must allow reasonable access at the agreed time.
Additional housekeeping may be requested subject to availability and applicable charges.
Guests are expected to leave the property in a reasonable condition.
Excessive cleaning required after departure may be charged separately.
17.Utilities & Service Interruptions
Water, electricity, internet, telecommunications and other utility services are supplied by third-party providers and may occasionally be interrupted.
Interruptions may result from:
- emergency works;
- scheduled maintenance;
- infrastructure faults;
- utility company repairs;
- weather;
- government works;
- telecommunications failures; or
- other events outside the reasonable control of the Owner or For Rent Barbados.
Where an interruption occurs, we will make reasonable efforts to:
- obtain updates;
- communicate available information;
- provide practical support where possible; and
- reduce the impact on the Guest.
Temporary utility interruptions do not automatically entitle the Guest to a refund or compensation.
Where an interruption becomes prolonged or materially affects the reasonable use of the accommodation, any compensation, relocation or refund will be considered on a case-by-case basis.
Factors considered may include:
- duration of the interruption;
- severity;
- available backup systems;
- assistance provided;
- whether the accommodation remained reasonably usable;
- whether the issue affected all or part of the property;
- whether alternative arrangements were available; and
- the circumstances causing the interruption.
Where a property has a water tank, generator or other backup system, Guests may be asked to conserve available supply during an outage.
18.Maintenance During a Stay
Maintenance issues should be reported as soon as reasonably possible.
This includes:
- leaks;
- appliance failures;
- electrical issues;
- plumbing problems;
- air-conditioning faults;
- pool issues;
- security concerns; and
- other defects affecting the Guest’s stay.
We will make reasonable efforts to investigate and resolve reported problems promptly.
Repairs may occasionally be delayed where:
- specialist contractors are required;
- replacement parts are unavailable;
- utility companies are involved;
- third-party approval is necessary; or
- circumstances are outside our reasonable control.
Guests must provide reasonable access where maintenance or repairs are necessary.
A maintenance issue does not automatically give rise to compensation.
19.Right of Access
We respect the Guest’s privacy during the stay.
However, the Owner, Property Manager or authorised representative may enter the accommodation where reasonably necessary for:
- emergencies;
- urgent repairs;
- health or safety concerns;
- suspected serious damage;
- suspected breach of booking conditions;
- security concerns;
- inability to contact the Guest where there is a legitimate concern; or
- protection of the property.
For routine maintenance, inspections or other non-urgent access, reasonable notice will be provided wherever possible.
20.Property Amenities & Shared Facilities
Where accommodation includes access to shared facilities such as:
- swimming pools;
- tennis courts;
- paddle courts;
- gyms;
- beach clubs;
- communal gardens;
- restaurants;
- lounges; or
- other development amenities,
these facilities may be controlled by a homeowners’ association, resort, development management company or independent provider.
Operating hours, availability, rules and access conditions may change.
Temporary closure or restricted use of a shared facility does not automatically entitle the Guest to compensation.
21.Pool & Amenity Safety
Guests use:
- swimming pools;
- hot tubs;
- balconies;
- stairs;
- terraces;
- gyms;
- sports facilities; and
- other amenities
responsibly and at their own reasonable discretion.
Children and vulnerable Guests must be appropriately supervised.
Glass or ceramic items should not be taken into or immediately around swimming pools.
Guests may be charged for damage or specialist cleaning resulting from misuse of pools or amenities.
22.Personal Belongings & Valuables
Guests are responsible for securing their personal property.
Where a safe is provided, Guests are encouraged to use it for valuables.
For Rent Barbados and the Owner are not responsible for lost, stolen, misplaced or forgotten personal belongings except where liability cannot lawfully be excluded.
Guests should check:
- wardrobes;
- drawers;
- safes;
- bathrooms;
- kitchens; and
- storage areas
before departure.
Any cost associated with returning forgotten items may be charged to the Guest.
23.Accuracy of Listings
We make reasonable efforts to ensure that property:
- descriptions;
- photographs;
- amenities;
- bedroom configurations;
- location information; and
- other published details
are accurate.
From time to time:
- furniture may be replaced;
- décor may change;
- equipment may be upgraded;
- landscaping may change;
- amenities may be temporarily unavailable; or
- minor differences may exist from published photography.
Material changes will be communicated where reasonably possible.
24.Property Becoming Unavailable
Occasionally a confirmed property may become unavailable because of circumstances such as:
- significant damage;
- major repairs;
- sale of the property;
- withdrawal by the Owner;
- government restrictions;
- health or safety concerns; or
- circumstances preventing reasonable occupation.
Where this occurs, we will make reasonable efforts to offer comparable alternative accommodation.
Where an alternative property costs less than the original accommodation, the difference may be refunded.
Where an alternative property costs more, any additional amount will be discussed before the Guest accepts the alternative.
If an appropriate alternative cannot be provided or is declined, accommodation payments relating to the unavailable period will be refunded.
For Rent Barbados and the Owner are not responsible for consequential expenses such as:
- flights;
- transportation;
- independent excursions;
- meals;
- external bookings; or
- separately arranged services,
except where required by applicable law or mandatory OTA policy.
25.Force Majeure
Neither For Rent Barbados nor the Owner will be responsible for failure or delay arising from circumstances beyond reasonable control.
These may include:
- hurricanes;
- tropical storms;
- floods;
- earthquakes;
- fire;
- severe weather;
- government action;
- civil disturbance;
- epidemics;
- transportation disruption;
- utility failure;
- strikes;
- infrastructure failure; or
- other similar extraordinary events.
Any refund, relocation, credit or alternative arrangement will be considered according to:
- the circumstances;
- the duration and severity of the event;
- the property’s usability;
- applicable direct booking terms; and
- any relevant OTA policy.
26.Third-Party & Concierge Services
We may assist Guests with arranging services including:
- airport transfers;
- taxis;
- vehicle hire;
- tours;
- wellness treatments;
- private chefs;
- restaurant reservations;
- activities;
- excursions; and
- other concierge services.
Unless specifically stated otherwise, these services are provided by independent businesses.
The relevant provider remains responsible for delivering the service and may apply its own:
- payment terms;
- deposit requirements;
- cancellation policies;
- liability provisions; and
- booking conditions.
For Rent Barbados may receive a referral fee, commission or service fee in connection with certain concierge bookings.
27.Complaints & Opportunity to Resolve
If a Guest experiences a problem during the stay, it should be reported to us as soon as reasonably possible.
Guests should allow us a reasonable opportunity to:
- investigate;
- inspect;
- arrange repairs;
- provide support; and
- attempt to resolve the issue.
Where an issue is first raised after departure and no reasonable opportunity was provided to inspect or resolve it during the stay, this may be taken into consideration when assessing any request for compensation.
28.Refunds & Compensation
Refunds and compensation are not automatic simply because an inconvenience, maintenance issue or service interruption occurs.
Requests for compensation will be assessed based on the circumstances of the individual stay.
Factors may include:
- nature of the issue;
- severity;
- duration;
- impact on the reasonable use of the accommodation;
- whether the matter was within our reasonable control;
- support offered;
- attempts made to rectify the issue;
- whether alternative arrangements were available;
- whether the Guest remained at the property; and
- any applicable booking or OTA policy.
Where a reservation was made through an OTA, refunds may also be subject to that platform’s procedures and policies.
29.Privacy & Personal Information
Guest information may be collected and used for purposes reasonably connected with the reservation, including:
- processing bookings;
- processing payments;
- verifying Guest identity;
- preparing accommodation;
- communicating with Guests;
- development or security access;
- meeting compliance obligations;
- coordinating requested services; and
- providing guest support.
Where identification documents are requested, they will be handled in accordance with our applicable data protection and privacy procedures.
Personal information will not be sold to third parties.
Our separate Privacy Policy may provide additional information on how personal data is collected, stored and used.
30.Governing Law & Disputes
These Terms & Conditions are governed by the laws of Barbados.
Guests are encouraged to contact For Rent Barbados first so that any disagreement can be addressed promptly and reasonably.
Any dispute relating to a direct booking that cannot be resolved amicably will be subject to the applicable laws and jurisdiction of Barbados.
Where a reservation has been made through a third-party platform, any dispute resolution procedure required by that platform may also apply.
